Princess Senses The Mangrove is a 5-star, adults-only, all-inclusive along the tranquil shores of Green Island, between Montego Bay and Negril.
Opened in late 2024, it introduced Jamaica’s newest overwater bungalows, built to rival Sandals, with the same atmospheric, semi-Polynesian architecture.
They are expansive spaces complete with private infinity pools, wrap-around side sun decks, and direct access into the open ocean below.
The overwater bungalows here have all the private butler etc., luxury bells and whistles you can ask for. The resort too is high end and quality
But overall, at this price point we’d still favor Sandals. Sandals Caribbean Caye for the overwater bungalow experience, and Sandals South Coast for the resort experience in general.

Featuring more exterior space than traditional layouts, they boast a front terrace with a private infinity pool overlooking the open ocean and an additional terrace running the entire length of the side.
Guests in the overwater section enjoy direct ladder access to the crystal-clear water below, exceptional privacy screening, 24-hour all-inclusive room service, and exclusive perks like spa discounts and hydrotherapy access.

Food, Facilities & Things to Do
With fourteen distinct restaurants and fifteen bars, dining options are vast. Beyond culinary experiences, guests can enjoy a large water park, a full-service wellness spa, and lively nightly entertainment.
While the broader resort complex is bustling and full of energy, the overwater section acts as a peaceful, secluded haven where you can enjoy as much privacy as desired—even choosing never to leave your villa thanks to round-the-clock room service.

Tucked away between Montego Bay and Negril, the resort occupies a serene stretch of coastline in Green Island, offering a fresh, “new resort” atmosphere roughly an hour and fifteen minutes from Sangster International Airport.
Our Verdict
Princess Senses The Mangrove makes an ambitious entry into the luxury all inclusive market in Jamaica. Its Polynesian style overwater bungalows are high end luxury affairs, with massive multi-tiered outdoor decks and private infinity pools.
If you want an expansive open-air, overwater living space, all the bells and whistles of a luxury romantic break, including an extensive range of all-inclusive amenities, we think you won’t be disappointed.
The trade-off is the resort’s scale, and proximity to its family-friendly sister property, which mean it doesn’t offer the same isolated, peaceful feel as, say, Sandals South Coast.
That said, the overwater villas themselves remain private and tranquil.
Overall though, at this (high) price point in Jamaica, our favorite overwater bungalows are still those of Sandals Caribbean Caye.
